Before you trust that number…
A calculator can't see the current loan limits or what similar units in the same project have sold for. Send me your numbers and I'll tell you honestly what I see.

What if my loan rate goes up?
Most home loans reprice after two or three years, so here is the same sale at higher rates.

How this is calculated
- Profit = selling price − purchase price − buying costs − loan interest − running costs − selling costs.
- Buying costs: Buyer's Stamp Duty, ABSD for your buyer profile, renovation, legal, valuation and other one-time costs.
- Loan principal is not a cost. It comes back to you when you sell; only the interest is.
- Property tax uses IRAS owner-occupier rates (from 2025) or non-owner-occupier rates (from 2024), on the Annual Value or a year's rent.
- Seller's Stamp Duty: bought on or after 4 July 2025, 16% / 12% / 8% / 4% if sold within 1 / 2 / 3 / 4 years. Bought 11 March 2017 to 3 July 2025: 12% / 8% / 4% within 3 years. HDB flats pay none.
Keep in mind
- Rates, rent and costs are held flat for the whole period.
- CPF accrued interest isn't counted. If you used CPF, you must put it back with interest when you sell, so your cash proceeds will be lower.
- It doesn't check loan limits (TDSR / MSR) or what similar units nearby sold for. That's where Titus comes in.
- Stamp duty and tax rules change. Check iras.gov.sg before you commit.
